Access for gas safety

Tenant refusing access and gas safety expired … what legal wat is there to get access and what are the implications in a possession claim if tenant refuses access and can take get check done ?

    In the first instance, you could try our gas safety unable to enter letters 1 & 2.

    After letter 1 and still no success, you should serve the section 21, 2 months notice in preparation.

    All of this will show you are doing everything you can to gain access should the need arise.

    Ultimately, you would need to obtain a possession order based upon the section 21 you’ve served and get somebody in who will allow access.

    There is a ground for possession after service of a section 8 where a tenant is refusing access for a gas safety. However, this is difficult and complex so the section 21 without any reason being given is simpler and likely quicker.
