If you use our Tenancy Builder, all these documents except EPC and gas safety are included with the download so all you need do is insert the EPC and gas safety and you’re done.

Can I send gas and other certificates to a tenant’s iPhone or must there be a paper copy?

It depends on the terms of the tenancy agreement. Our agreements have an option to serve notices and documents by email. If that section is completed and agreed by the tenant, that will be fine. Otherwise, it would need to be paper.
Sorry, forgot to answer the point about the inventory! An inventory is not a legal requirement but if you’re taking a deposit and there’s a dispute at the end of the tenancy, it would be almost impossible to recover the deposit (or part of it) without a good quality inventory.
