A potential tenant has offered a guarantor as she is unable to provide references. The guarantor has passed a reference check and has offered to have her name and address included on the AST, so she is responsible for the rent as well complying with the terms of the agreement. Is this as good as having her sign a standard Guarantor Agreement?

We don’t think it’s suitable to have a guarantor named as a tenant because they don’t occupy the property as their only or principal home. Furthermore, a guarantor should be made as a deed.
