The National Assembly for Wales has moved a step closer to finalising legislation to register and license landlords and letting agents.
Although the Housing (Wales) Act 2014 received Royal Assent in September 2014, the assembly still has to put together a framework of rules and regulations to make the scheme run smoothly.
To do this, the assembly has launched two consultations.
The first is asking for views on a code of practice which will underpin the terms and conditions of landlord and letting agent registration and licensing.

This consultation runs until May 22, 2015.
The second consultation relates to the Regulation of Private Housing (Information, Periods and Fees for Registration and Licensing) (Wales) Regulations 2015.
These regulations will deal with matters such as the cost and duration of licences.

This consultation ends on May 7, 2015.
No indication is given at this stage of the likely cost of licensing to private landlords or letting agents, but this might be a good time to put any suggestions forward.
The assembly has also confirmed that Cardiff Council is the lead Welsh local authority responsible for managing registration and licensing for the entire country.
The decision was made to allow the council six months to set up an administration centre and to recruit and train staff to run the register.
Landlord and letting agent licensing throughout Wales is scheduled to start in the autumn of 2015.
“We are pleased to see that this legislation is now making further progress and is likely to be running before the end of the year,” said an assembly spokesman.
“We have worked hard on making this a fair law for landlords and tenants and intend to improve housing standards throughout the country.”
