Landlord requirements when purchasing a tenanted house

Hello there.

I am in the process of purchasing my first BTL property. The property is a 3 bedroom terraced house in Leeds currently tenanted by 3 students. They will be moving out on June 30th before the new students move in on July 1st. I would just like to know what I should be thinking about when inheriting the existing tenancy agreements and any other considerations when purchasing a house already with tenants (for example documentation that I may need to provide as the new landlord, any checks etc).

    Welcome to the world of being a landlord! On a personal note, we purchased lots of student property in Leeds many years ago (we live in Harrogate). Not wishing to frighten you too much but we sold the whole lot 2 years later! That was down to us already having property in Harrogate and the travelling for so many in Leeds got too much. Student lettings tend to be very “hands on”.

    Your question could result in a very lengthy and complex reply. We therefore propose to avoid repetition and instead we direct you to our granting an assured shorthold tenancy guidance.

    Although we accept some of this won’t be relevant (such as advertising the property), the vast majority will be. All the documents referred to in that series of guidance (such as EPC, gas safety record, tenancy agreement etc.) are all essential for you to obtain from the seller before completion.

    Also, what will be a useful read are the significant changes for all tenancies in England since 1 October 2015.

    Then, I think it’s a case of asking individual questions based on what you either might not have understood or filling in any blanks.
