Welcome to the world of being a landlord! On a personal note, we purchased lots of student property in Leeds many years ago (we live in Harrogate). Not wishing to frighten you too much but we sold the whole lot 2 years later! That was down to us already having property in Harrogate and the travelling for so many in Leeds got too much. Student lettings tend to be very “hands on”.

Although we accept some of this won’t be relevant (such as advertising the property), the vast majority will be. All the documents referred to in that series of guidance (such as EPC, gas safety record, tenancy agreement etc.) are all essential for you to obtain from the seller before completion.
Also, what will be a useful read are the significant changes for all tenancies in England since 1 October 2015.
