Hi guildy, my tenants have been ordered by the court to leave the property on 7th December.
Can I just walk into my property on the 8th December.

    Absolutely not! The tenancy continues until the bailiff has executed the order.

    You could start with a letter based on this asking when the keys might be returned. That letter refers to the date the notice expires which you will need to change to “Court order” date.

    Then, close to the order date, serve a notice in writing giving at least 24 hours that you intend to inspect.

    At the inspection, see what the situation is but if there is even a tiny belief they intend to return, you will need to arrange for the bailiff.
