Hello Is it possible to request 6 months rent in advance and then state that at month 4 the tenant pays monthly rent so they are always 2 months rent in advance?

No, because you already have rent for that period after taking 6 months. This would be regarded as a deposit which would need protecting.

You can start the monthly rent after the six months has been used.
