If taking a deposit prior to tenancy commencing, this document ensures the deposit is a “reservation fee” until the tenancy agreement is signed.
Once a tenancy has been granted, the reservation fee becomes a “deposit in connection with a tenancy” and only then needs protecting.
This document is in PDF format and can be completed on screen before printing. It is also suitable for online e-signature apps.
### Current version
11/14 – Amended wording of agreement regarding if tenancy granted, becomes tenancy in connection with a tenancy.
### Previous versions

Also added a new administration fee field where a fee can be entered so as to effectively split the reservation fee between a deposit to hold the property and an admin fee. See the wording at the bottom of the document for details.
04/12 – Added to this system
