After a notice has been given, it can sometimes be unclear whether the tenant intends to vacate upon expiry or not. Sometimes the tenant may not think the landlord or agent was serious about serving the notice.

This letter for landlords or agents reminds the tenant that a notice was served recently and that the date for expiry is approaching. The template goes on to to ask if the tenant would get in contact to arrange returning the keys etc.

Finally, the letter reminds the tenant to ensure any damage they may have caused is made good and that all items are removed. If they haven’t gone by expiry of the notice, a possession order will be obtained, the costs for which will be asked to be paid by the tenant (and guarantor in default).

The document is more suited for use after service of a section 21 notice or a notice to quit but could be used in other circumstances with small amendments (e.g. after a section 8 notice).

The letter is in Rich Text Format (RTF) so will work with all word processors including Microsoft Word and can be edited to your liking.
