From 6 April 2015, England and Wales have different section 8 notices. This notice is suitable for England only

Under section 8 Housing Act 1988 a landlord can rely on certain grounds as contained in Schedule 2 Housing Act 1988. Normally, grounds 8, 10 and 11 are relied upon due to rent arrears. This is the most common use for a section 8 notice although it may also be used for other grounds such as breach of tenancy or anti social behaviour but these aren’t normally recommended and a section 21 notice is usually better.
