The DPS (Deposit Protection Service) has issued new scheme terms and conditions, available here. As a result, our DPS assured shorthold tenancy agreement (F002) has been updated. In addition, whilst a change was being made we’ve made a couple of additions to the clauses within the AST. Also, whilst on, we have made those additions to the no deposit (F001) and MyDeposits (F003) assured shorthold tenancies too. Appropriation can be an important legal principle for landlords. In particular it matters if there are rent arrears of a relatively long period and between arrears a renewal tenancy has been granted. Hi Adrian, Just a clarification please. I have a tenant, who is Iranian and who came to the UK some 10 years ago via a refugee “scheme”, he is on benefits including LHA. When I met him recently he mentioned that he is hoping to visit his home next year for about 2 months, this will be his visit home since coming to the UK. Do you have any idea as to whether this will affect his benefits including the LHA being paid. I have stated that he needs to visit the Council to check this officially. Thanks

This is not a question but I would like to thank Adrian and the Guild for all the help given during a recent Section 8 possession which became a dispair case. It has had a very satisfactory outcome. I have been a member of ARLA in the past and had dealings with the NLA and can honestly say The Guild of Residential Landlords is a class above and offer a excellent service second to none.

Prepaid Gas Meter problem for new tenants

Yesterday when checking in new tenants at a property gas was unavailable to supply the boiler, fire and hob as the previous tenants had departed without notifying me that a prepaid gas meter had been imposed on them and installed meaning the gas supply was closed off. By the time the supplier, reactivated the meter it was about 5.30 pm by which time both I and the incoming tenants had been on the phone to Npower for a long time over numerous calls to different people.
