My new tenant 01/03/2012 does not have a deposit. I have agreed he can pay it in by instalments when he has increased funds. How do I stand with the deposit scheme? Do I pay each instalment in or wait until I have the full amount? Can you recommend a suitable scheme as I have not used one before. Your help would be appreciated. Peggy Westlake

Mandatory HMO

Hi Adrian Does a 3 storey building divided into 3 self contained flats (Gd floor 2 Bed, 1st Floor 1bed, 2nd floor 1bed) require mandatory licencing? It does not meet currenrt Building Regulations – (Section 257 ?) Currently ther are only 4 tenants ( Gd floor 1, 1st floor 1, 2nd floor 2 ) but in the future there could bre up to 6.

Our latest magazine is now available for members to download free of charge. New look We’ve listened to members and the magazine has a totally new look. Primarily it’s a very simple design in one column and barely any pictures or dark areas to be seen. My single female tenant has a boyfriend who visits regularly and stays overnight. My tenant does not wish to place him on her upcoming renewal AST as a tenant. At what point legally does a regular visitor become a sub-tenant?

Return of Deposit

Hi there, I have a situation where I had a nightmare Tenant who was causing all sorts of problems. I issued a section 21 notice, and in the second month of this notice was told it was not valid as the deposit was not protected. This was obviously an over sight and I immediately protected it with DPS. Up to this point no legal action was threatened. I just wanted to write a quick post to sincerely thank all our members. Recently we asked for your help in trying to find a bug in some new software which manages the subscriptions and controls you logging in to this site and all payments and renewals etc. To recap, the software was randomly sending emails saying subscriptions had expired when in fact payment had been made. The main problem was that only a small few got these emails and it was almost impossible to figure out why only these few got the emails and others didn’t....
