Are there any types of tenancy agreements which can be monthly i.e. one month of duration, i would like to issue shorter tenancies or licenses, for short periods for tenants in a shared HMO scenario

    It is the law that dictates the type of tenancy needed and in the vast majority of cases (including rooms in a shared house) the tenancy you must provide would be an assured shorthold tenancy (AST).

    An AST may be for any length you wish so you could grant an AST for one month, three months or whatever if you wish.

    However, since October 2015, there is little point in granting an AST for less than six months because now a section 21 notice cannot be served until at least four months plus a day into the tenancy. As a result, using our AST agreements for anything less than six months is now pointless.

    If the tenant is wanting a shorter tenancy so they can move on sooner than six months, then it’s entirely acceptable to do a shorter tenancy – just have in mind the four month rule if you ever wanted possession and the tenants hadn’t vacated as they said they would.
