Firstly, my apologies for the delay in replying. I was hosting a meeting last night and travelling all day until 3am.
As the tenant is not yet 2 months in arrears, we would recommend in the first instance serving a section 21 notice which is at least 2 months.
Once the tenant becomes 2 months in arrears (which is actually one month plus one day of non-payment), you can also serve a section 8 notice. This notice is just 18 days long after which time you can apply to the court for possession based on the rent arrears.
