Access to my property for viewings and Safety checks

My tenant has given notice she will vacate on 26 Aug when the tenancy finishes and agreed that access for re-letting and the Gas check is fine. However, she is not responding to requests from my Letting Agent for access or the Gas Engineer to undertake the safety assessment. She’s also not communicating with me! What options do I have please?

My AST includes this clause: ‘To permit the Landlord or the Landlord’s surveyors or agents at reasonable hours in the daytime within the last 42 days of the tenancy to enter and view the Property with prospective Tenants with 24 hours notice’.

Could I just give her the required notice and accompany the access to my property for the above if she is still not responding?

    That will be fine. As long as your letter explains that if the tenant is not in at the time arranged, you will use your keys to enter, it is no problem to enter – especially as they have already given consent.

    It is only if there was a refusal after such a letter that you wouldn’t be able to go in.

    The secret is not to ask for a response! (But, if they do respond you must then follow what they say).
