The tenants are disputing our deductions from the deposit on the following grounds . When the property was first let it was advertised as a 4 bedroom property with the 4th bedroom being a loft conversion . The conversion was made approx. 10 years ago and we do not know if the building regs were required or issued. The tenants are claiming that they should only have been paying for a 3 bed property and therefore have overpaid despite living there for over 3 years . If the loft conversion required planning or building regs and did not have them do the DPS take this into account . There were no outstanding maintenance issues ,we have had no correspondence from the council and the deposit was lodged correctly . Many Thanks

    We can’t see their grounds being even considered by the dispute resolution offered by the scheme.

    They will just look at the plain facts. Are the deductions necessary and reasonable. If so, they will award the landlord, if not, the tenant.
