Assured Tenancy (Rarely Used)

PLEASE NOTE: DO NOT USE THIS AGREEMENT UNLESS YOU HAVE SPOKEN WITH THE GUILD. THIS TENANCY WILL GIVE THE TENANT SECURITY FOR LIFE. THIS IS NOT AN ASSURED SHORTHOLD TENANCY! 

The default tenancy, in most cases, is an assured shorthold tenancy. However, a correctly worded agreement can still create an assured tenancy, which gives the tenant complete security of tenure and the right to remain at the property for life (subject to certain breaches etc.) 

The granting of this tenancy means that a landlord cannot ever serve a section 21 notice on the tenant. However, one advantage of this tenancy is that the deposit doesn't need protection, so some portfolio student landlords may consider this a practical option. 

FOR THE AVOIDANCE OF DOUBT, DO NOT USE THIS UNLESS SPOKEN WITH THE GUILD, AND BY DOING, YOU UNDERSTAND THE TENANT WILL HAVE A TENANCY FOR LIFE.
