PLEASE NOTE: DO NOT USE THIS AGREEMENT UNLESS YOU HAVE SPOKEN WITH THE GUILD. THIS TENANCY WILL GIVE THE TENANT SECURITY FOR LIFE. THIS IS NOT AN ASSURED SHORTHOLD TENANCY!

The default tenancy in most cases is an assured shorthold tenancy. However, a correctly worded agreement can still create an assured tenancy which gives the tenant full security of tenure and basically the right to remain at the property for life (subject to certain breaches etc.) The granting of this tenancy means that a landlord cannot serve a section 21 notice on the tenant ever.

However, one advantage of this tenancy is that the deposit doesn’t need protecting so some portfolio student landlords may consider this a useful option.

FOR THE AVOIDANCE OF DOUBT, DO NOT USE THIS UNLESS SPOKEN WITH THE GUILD AND BY DOING SO YOU UNDERSTAND THE TENANT WILL HAVE A TENANCY FOR LIFE.
