Tenant buys a gas oven. Who is responsible for getting it installed and is landlord responsible to do yearly check on this?

    The duty to install would be that of the tenant but you would want to see evidence that the works had been completed by a gas safe register engineer.

    In respect of the safety checks, the duty under the gas safety regulations extends to:

    … any gas appliance (other than an appliance which the tenant is entitled to remove from the relevant premises) …

    However, the pipework would still need to be tested by the landlord.

    In reality, most landlords would have all appliances checked for peace of mind (even those belonging to the tenant).
