Unfortunately, this is not something supported by the Guild. It’s quite complicated and if not done properly, the tenant will have a continuing right to renewals for life (except if there are grounds to refuse a renewal).
There are ways to avoid the right to renewal but as we say, out of our scope.
Also, there is no such thing as a standard commercial lease because each one will need it’s own clauses for the specific needs of the property, landlord and tenant.
