Dangers of not getting a landlord licence?

16 Jun 2020 | 1 comment

Tenants have just moved into my house in Liverpool. The Liverpool landlord licencing scheme finishes at the end of this month. I instructed the agency managing it to apply for a licence for me. After making further enquiries, they are asking me whether I want to pay the fee for the licence to be valid for less than one month or to just not get the licence and save the costs of the fee.

What are the dangers if I don’t get a licence before the scheme expires?

The risks are severe. It’s a criminal offence with unlimited fines (increased to unlimited from £25k)!

It might be possible to apply for a temporary exemption although the reasons for applying don’t include “scheme about to expire” but it might be worth investigating.

We have more information about the temporary exemption (the article has nothing to do with the question but it has sufficient information we believe): https://www.landlordsguild.com/unlicensed-hmo-and-service-of-a-section-21-notice/
