documents to submit accelerated claim post Oct 2015

does the Gas Safety and EPC need to be submitted with a claim post Oct 2015? and is there anything else thats required which wasnt pre Oct 2015?

    To add, a section 21 was signed at he signing of the tenancy commencement. In addition the council served a hazard awareness notice in sept 2016, how does this affcet he claim?

    The gas safety or EPC is not required with the claim form regardless of dates. In respect of the additon part, when was the latest tenancy agreement signed?

    Okay, the section 21 is invalid as it was given on 19 November 2015 from what’s described.

    No section 21 may be served within the first four months of the tenancy since 1 October 2015.

    I was worried about the notice from the council because certain notices can bar a section 21 for 6 months. However, as it was a Hazard Awareness notice, that has no effect for section 21 purposes. It’s only an Improvement Notice or Emergency Remedial Action notice that affects section 21.
