Ending a garage agreement

I served the month’s notice as stated on the garage agreement but tenant has not gone.  What action can I take next please?

    In the first instance, we would write to inform them that the agreement is now at an end and that you intend to secure the garage in 7 (or preferably 14) days. You could also say that any items remaining will be disposed of, which might hurry them up a little.

    Upon expiry of the letter, you can then change the locks (with garages, all we do is put another padlock over any padlock they might already have in the first instance).

    That will be the garage taken back and yours.

    If there are goods remaining, that can be a little tricky, although you’ve just given 14 days in the latest letter which will count towards acting reasonable. For goods left at property, please see this article.
