Landlord wants tenants in an HMO to use coin operation to pay for washing machine and tumble dryer

Will it be correct to select ‘Landlord pays subject to additional terms fair use policy’ on the tenancy builder and to include the following:

The washing machine and tumble dryer are coin operated and are paid for on a pay as you go basis by the tenant. All other utility costs will be paid for by the landlord.

Is the above acceptable please?

    We think that sounds just fine.

    It might be worth adding at the end where landlord pays all other utilities that it’s subject to fair and reasonable use.

    It’s a bit ambiguous and hard to prove what that means but would cover some exceptional use like leaving electric heaters on when away from the property for several days and beyond what might be regarded as reasonable.
