mouldy walls

hi, my tenants of 10 months didnt inform me about mould in the flat. i came to know of it from my letting agent who now went in to see the condition for my next new tenants. so I wrote to the tenants saying that as they have been good tenants, that i will share the repair cost. instead of agreeing, now they write to me that i send someone to repair it to avoid further damage and avoid it affecting their health. what can u suggest is the best response

    It really depends on how and why the mould has developed as to who is liable. For example, it could be leaking from outside causing the wall to be damp and producing mould or, perhaps the extractor fan is broken. Equally, it could be the tenants failing to ventilate properly.
