how much notice do i need to give to a Tennant with in 28 days of them vacating to show new tenants round ?

    Just check the terms of your tenancy in case it’s different but normally it’s at least 24 hours “in writing”. If posting a letter (instead of hand delivery) it’s not deemed to be delivered until the second business day after posting so you will need to add time for that.

    If you contact the tenant (perhaps by telephone) and they “agree” that you may enter on any specific date, no further notice is required because now your entering “by agreement”.
