Currently, we are all being asked to work from home where possible. Therefore, in our view, something none essential like this should be avoided. It’s no problem attending for gas safety or repairs etc. it’s just none essential things that should be avoided.

With student houses in HMO’s the situation probably demands more inspections than would be usual. The tenants are spending a lot more time at home, they are going to be generating higher levels of humidity, they will likely be doing a lot of alcohol drinking at home, also putting the kitchen to much higher use. It’s possible that some of them might get depressed enough to neglect the house. Chances are by the time the tenancy comes to an end there will be so much to put right that they won’t get any of their bond back. As an older higher risk landlord with young tenants possibly COVID-19 carriers, it’s a difficult situation for me to be in, but I feel an obligation to show a presence.
