Prospective Tenant wants to take guests through Airbnb

in a one bedroom flat he would like to rent as his only or principal home.
He plans to say at his girlfriend’s place when he has guests.
I have personally no objections. Do I use a normal AST?

    If you’re happy, this is fine.

    You would use the normal AST and then provide a separate consent for allowing a guest. We have a template available which could be modified with further conditions. As a suggestion, the conditions should include:

    • the property will remain at all times the tenants only or principal home
    • no guest lettings will be made for more than two consecutive nights within a seven day period (or whatever you think is acceptable but a limit in the conditions will be useful in our view).
