I’m using your AST and I’ve been pulled up on:

They are asking:

Please confirm what are the landlord repairing terms. The reference to www.legislation.gov.uk is a web site for all UK Statutes so we do not know what “appropriate legislation” you are relying upon.

(Tenancy is in Wales, if that matters!)

    The clause does say the precise price of legislation being referred to namely section 11 Landlord and Tenant Act 1985.

    The clause says:

    Section 11 Landlord and Tenant Act 1985 creates implied terms in respect of repairs to be carried out by the landlord in this tenancy agreement. This includes repairs to the structure and exterior of the dwelling-house (including drains, gutters and external pipes), installations for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity) and for space heating and heating water. For the full landlord repairing terms that are implied into this agreement, please see the appropriate legislation at http://www.legislation.gov.uk.

    If the tenant wants to go to that website and search for Landlord and Tenant Act 1985, click on section 11, they can read the full repairing obligations.
