I’m not sure I entirely understand the question because the regulations impose a large number of duties on landlords and agents.
The Unfair Terms Regulations have now been revoked and are now the Consumer Rights Act 2015 (for which see this article). But, the new Act is basically the same as the Unfair Regulations were previously.
As a starting point, please see the OFT guidance on unfair terms in tenancy agreements which contains all the guidance about how the regulations (now Consumer Rights Act) affect tenancy agreements.
