Continuing with our technical guidance, another significant change introduced by the Renting Homes (Wales) Act 2016 (“the Act”) aligns with England for fitness for human habitation, smoke and CO alarms and electrical safety reports.

Under section 91 Renting Homes (Wales) Act 2016 (the Act), the landlord of a fixed term made for less than seven years or a periodic standard contract must ensure that the dwelling is fit for human habitation both at the start of the contract and its duration.
Section 92 of the Act contains the repairing obligations of a landlord.
