Notice of issue/House for sale

Ive just received the issue notice for the accelerated possession procedure. My house is on the market and tenants happy for viewings. I would like to postpone asking the court to make the possession order until I get an offer on the house as they are paying rent but have a couple of concerns about this.
Firstly what would cause the judge to deem the order must go for a court hearing and how long would that process likely take?
My main concern however is how a judge views communication between myself and tenant as I would need to speak to them about postponing. Many thanks

    We would be very concerned about trying to use the court as an intermediary like this. They wouldn’t take kindly to that at all.

    That being said, you don’t have to return the tear off slip straight away when due, a week or two afterwards would be acceptable to wait and wouldn’t raise any questions.

    Once you’ve got possession by the court, that still doesn’t end the tenancy and everything continues as normal until the bailiff attends. Requesting the bailiff can be left for quite a while. If you can get them organised within 3 months that shouldn’t raise any questions but it should be okay to be longer than that.
