After the Court Order — and Eviction (Wales) | Landlord Wants Tenant to Leave (Wales)

Hi guildy, I have been to court and the tenant has been given 21 days to leave.
Their solicitor ha advised them to remain in the house until the day of eviction.
Do I wait for the 21 days to be up before applying for bailiffs ?
Also, judge has left the amount the tenants owe open until they leave the property.
Is this normal practice, and how will I be able to let the judge know what is owed when they have left?

    You have to wait until the 21 days has passed before you can arrange the bailiff.

    When ready, this is the form you need.

    We’re not sure if you’ve received the actual order yet but assuming it was a section 8 rent arrears claim, you should find the order states a daily rate until possession is obtained – hence it’s open ended. If that’s the position, no further action is needed.

      So, the tenants now have a CCJ against them but it has no monetary value?

    In the order, there should be a fixed amount as at the date of the hearing. Then, that amount will increase daily.
