If a deposit was taken after 6 April 2007, it must be protected. After 6 April 2012, where a deposit hasn’t been protected within 30 days, in order to then serve a section 21 notice, the deposit must be returned in full or with agreed deductions. This document is for agreeing those deductions before service of a section 21 notice. This agreement will not help a landlord avoid any potential penalty should the tenant apply.
