Question

Landlords’ Responsibilities for Repair and Maintenance (Wales) | Tenant Obligations (Wales)

Renewals/repairs

4 Jul 2018 | 1 comment

Hi guildy, I have a property that was totally gutted and refurbished to a very high standard 5 years ago. I have a tenant living there who has had the property from the start. I had a call out there to find the upvc front door frame had been broken and was beyond repair. This was caused by the tenant using the bottom of the door frame to remove her wellies. I have had a price of £600 to remove, install a new door frame and re attach the existing door and panels form the company who made the original. She wants to get her own from joe bloggs down the road compromising the quality of the door. I am not happy to have a less quality door frame. Where do I stand on this please.

Not an easy one because we don’t know if joe bloggs will do as good a job. It could be difficult to persuade a judge that they wouldn’t.

That being said, you are entitled to it being the same quality as installed.

It may also be in the judges mind that if the frame broke just from removing wellies (which we would have thought it should have survived such use), maybe joe bloggs can do as good a job and provide the same quality.
