A tenant can “start” a notice whenever they like – it’s when it expires that matters.

For example, if the rent is payable on the 15th of every month, they could give notice today (4th). It would need to be at least a month and then rounded up to the next day before the rent is due so would expire on the 14th of the following month. They can also expire it on the 15th using this example (tenants have two days to expire the notice).

Any notice that doesn’t meet the criteria can be rejected or, you can accept an invalid notice – it’s up to you.
