We are well into working on a brand new “tenancy builder” for the website.
This will work a little bit like the possession notice wizard and depending on how certain questions are answered, the appropriate tenancy agreement will be built for your needs.
The system goes a step further though and allows information to be entered via a form and the information is populated into the appropriate boxes of the tenancy agreement. This saves lots of time because currently lots of information has to be repeated between the tenancy agreement, prescribed information and guarantee agreement. This system will require the information to be entered once and then it will be inserted as necessary.
The other advantage is that you will only need the pages that are necessary so should save on lots of printing (or lots of messing around removing pages).
We will split between England and Wales which allows greater flexibility on providing certain prescribed information.
During the process we are making changes to our tenancy agreement which should assist in reducing the number of pages needed per tenancy.
We are now looking for beta testers to give our new system a bit of a test. Beta testers should be willing to test and provide feedback of problems found or improvement suggestions. You must be a member of the Guild to beta test.
We have now had a successful test where we are able to produce a no deposit AST for a property located in England. This is the only option currently available but now that’s working, the rest can be done more easily over time. There are a large number of permutations (we estimate around 20 – 30 different documents) all of which need to be added to the system one by one and have the fields match up so the correct data is entered into the correct part of the PDF. It’s quite a big project!
