My rented property has a clean but very old kitchen with all white goods freestanding. I’ve been intending to refurb it for a while and have saved up for this. However, now I’m getting people in to design it, they are asking about such things as using built-in appliances.
I’m under the impression replacing freestanding goods with built in appliances would be considered capital expenditure, rather than ‘repair’, do you know if this is the case?
I also just read a tax article that suggests adding more cupboards would also prevent me from claiming the costs against revenue. This seems crazy – while I’m doing the refurb, I was hoping to make it a bit nicer for the tenant and give them a bit more space. I wanted to move the sink to a better spot and demolish an existing ancient inbuilt cupboard, replacing it with more of whatever modern cupboards I use.
I find detailed tax documents rather daunting. Does anyone have experience they can share with me?
Also, do you know if replacing free standing white goods is an allowable expense? I seem to remember reading conflicting advice on this.

Please see this HMRC guidance which includes information about the difference between repairs (which can be deducted) and maintenance (which is capital).
