Tenant not paying rent

We are experiencing difficulties with one of our tenants who is not paying the rent. She has been in the property since September 2009 and we are constantly having to chase her to pay the rent which she eventually pays. However this last month she has missed a payment again and we have sent numerous emails and letters and also contacted her by telephone but to no avail. Please can you advise best course of action to take.

    From what you describe the tenants aren’t quite two months in arrears yet so in the first instance you could serve a section 21 notice which is 2 months notice without giving reason.

    Then, if they become 2 months in arrears you could serve a section 8 notice which is only 18 days long and then you can seek a court order.
