When arranging a re-mortgage on my existing B2L property (I only have one and it is shared with my wife), am I able to list the total mortgage arrangement fee (about £2000) on next years tax return as a cost? I found this article which indicates I can but I wanted to see if anyone has already done this.

Also, if it is correct to list the total mortgage arrangement fee on the tax return, why do more mortgage lenders not ramp up the arrangement fee and reduce their interest rate to make their products more attractive?

The article appears to be correct.
HMRC confirm it is a deductible expense.
I guess their fees are governed by the Financial Conduct Authority but beyond that I’m not sure.
