Personally, we’re not keen although it’s less of an issue than it used to be.
Under the old rules (before October 2015), a section 21 notice had to expire the day before the rent is due. On a 4 weekly tenancy, this could get very complicated especially if they’d been in a long time and you would need to go through all the rent days to work out the date.
However, now, that rule no longer applies so it doesn’t matter quite so much.
That being said, our view is that there is nothing simpler than the rent being payable on a set date every calendar month. It makes calculating the rent much simpler and it’s easier for the tenant to manage and understand. Furthermore, as housing benefit disappears and Universal Credit becomes the norm, Universal Credit is paid calendar monthly and so having a rent to match is easier.
