Signatures on student tenancy agreement

Hi guildy, when signing a tenancy agreement with a tenant I have always taken 2 copies of it and we all sign each so I can give a signed one there and then to the tenant and I also have one. This time I have students dotted all over britain so I was going to send one copy to the lead tenant and he was going to pass it along to the others in turn then I would keep a photocopy for myself. Is this good practice or should we both have an original signed copy

    The problem with giving it to the lead is that getting them all to sign and then you getting a final version back to copy could be difficult. In reality, they won’t get on with it but will have an agreement signed by you floating around.

    What about using signable.co.uk or other similar services? Our agreements are compatible with signable and once uploaded, you can send it to each tenant and after all have signed it will come back to you and only when you’ve signed will everybody (including yourself) get a final completed version.

    Helpful hint: if you try signable and use our documents, please choose “use the old app” from the bottom left of their page. They’ve created a new “beta” website but uploading special documents like ours with special coding to insert all the signature boxes and such don’t work on the new website yet. They are aware and are transitioning. It works perfectly using the old website.

    i started to fill out a signable AST on the tenancy builder but came unstuck as when it asks will tenants accept documents by email and you say yes it then asks for email address of tenants and I input 7 email addresses it won’t accept them, it only accepts one email address

    That’s on purpose. The term in the tenancy that that will create is saying documents sent to that email are “deemed” served on all if sent to that address. A bit like if you post just one letter to the property, it’s still for them all.

    However, there’s nothing stopping you emailing everyone the document in the same email. However, you will only need to prove it was served on the one email that’s contained in the tenancy for it to be deemed served.
