Which Notice Has Expired?

 

 

Assured shorthold tenancy

I have served a section 21 notice (either 21(1)(b) or 21(4)(a)) and the notice has expired (AST only)

I have served a section 8 notice on ground 8, 10 & 11 (rent arrears only) and it has expired (AST only)

The tenant has given me a notice to quit and failed to vacate (AST primary but easily modified for contractual too)

 

Contractual tenancy (e.g. resident landlord – not lodger though)

I have served a notice to quit on the tenant which has now expired. (NOT AST, contractual tenancy only)

 

Court room guidance

We have some court room guidance which you might find useful and may be taken to the hearing (if one). It is primarily aimed at a section 8 rent arrears hearing but will also be useful for other situations.

 

After court order

I have already obtained a possession order from the court. I now need to arrange for the bailiff.
