6 monthly rent and arreasr for notice

hi its a 2 years contract with 4 6 monthly payments, when could a s8 notice be given and the duration

    There’s no provision in ground 8 for a six monthly rent so it might not be possible to serve section 8 on such a rental.

    Looking at the quarterly and yearly rents, they both require “at least three months’ rent is more than three months in arrears” (taken from the yearly statement).

    You could try it after 3 months of not paying as a minimum.

    Again, not sure but presumably if the rent is payable in advance, they will be six months in arrears so four weeks will be required.

    So if 6 months is due on say may 1st abs it’s not paid, then does that mean they are 6 months in arrears or have to wait 3 months until serve a notice ??

    After 1 day of non-payment, they are 6 months in arrears but in order to serve a section 8 notice, you would need to wait at least 3 months (assuming it’s even allowed under section 8, see earlier).
