2 year contract and rent paid every 6 months, at what point can a s8 be served for arrarrs and how long before can rely on the 4 week notice period

    Not sure if ground 8 is possible because ground 8 only covers weekly, fortnightly, monthly, quarterly or yearly.

    Grounds 10 and 11 would still be okay to use but obviously not ideal on their own as discretionary.

    If you wanted to risk adding ground 8, would be safest to use the yearly tenancy as mentioned in ground 8 (at least three months’ rent is more than three months in arrears).

    It would seem where only grounds 8, 10 or 11 are used and the rent is six months or more in arrears, the 4 weeks notice length is triggered. There doesn’t appear to be any other conditions mentioned and the only question is whether or not six months in arrears.
