tenant signed  6 month tenancy and moved in without making the bank transfer, he has now gone AWOL, when can a rent arrears section 8 be done? Or are there grounds for using ground 17 ?

    A section 8 notice can be served anytime although it would be best for there to be at least two months arrears so as to trigger the mandatory ground 8.

    We don’t believe ground 17 appropriate because that relates to false statements in the application and doesn’t relate to rent arrears.

    Yes on 10 & 11, but it’s 6 months up front, I thought you could only serve a s8!after 3 months?

    On 17 we believe he gave fake references and paperwork showing his bank balance was also fake, wouldn’t that work for gnd 17?
