Can your guarantor agrement be amended?

I have a new tenancy starting tomorrow. The tenant is paying 6 months in advance and also has a guarantor as she is receipt of benefits.

Her guarantor doesn’t want his obligation to extend beyond 12 months, is there any way the form can be amended to show this?

    I’m sorry but as it’s a PDF, the text can’t be edited.

    However, it would be perfectly fine to either send an email before it’s signed confirming your arrangement or it could even be put in the additional terms box in the Tenancy Builder (last page). This is known as “promissory estoppel” and where you make a promise and somebody does something based upon that promise (e.g. sign because you promised it will only last 12 months), that has effect and you are “estopped” from denying the promise so it’s binding.
