Elec cert requirements when S21 served

11 Jan 2021 | 1 comment

Hi,

I have a property I wanted to sell. Tenant was served notice in Sept (expires March). We were hoping the tenant would leave sooner as it’s a property we intend to sell. Unfortunately they didn’t and refused any viewings due to current situation and thus we had to remove the property from sale for now. We haven’t done the elec cert yet (had anticipated on sale), and I’m now wondering at what stage we would be obliged to do this given the April deadline for all tenancies?

Thanks

The inspection and test report will have to completed and given to the tenant before 1 April 2021.

We would start getting on with this now because it might be there’s a shortage of electricians in March when landlords frantically try to get them done last minute!

Please see here for more details.
