Hi

a month after a new consumer unit was installed and an electrical safety certificate issued, my new tenants moved in. A month on from that, they have notified me of electrical hazards (3 loose sockets and a wired plug without a cord grip). My works were done by an NICEIC registered electrician and the property was empty in between his visit and the start of the tenancy. Is it reasonable for me to rely on his certification that the electricals were safe at the start of the tenancy and therefore assume any defects have arisen after it started. A month on seems too short a time to say sockets have come loose through wear and tear. Not least because one of the the tenant’s father is himself a registered electrician and helped her check the electricals after she and her boyfriend moved in. I have suggested she contacts the council’s private housing enforcement team because I’ll accept a determination from them that these items are unsafe. And if they do, I would want to rely on the very recent safety certificate as a basis to say there were no issues at the start of the tenancy and therefore they are liable for the repairs

    We’re not sure it’s advisable to get the council involved over such a small thing.

    What it sounds like to us is that perhaps the electrician forgot to tighten all the sockets after testing (ours removes sockets to check the wiring behind).

    Therefore, the most likely in our view is that they just need a quick tighten.

    The electrician will not have checked the plug mentioned. Any electrical appliances must be “safe”. If they mean that there’s wires showing then that’s not safe and needs fixing. However, if it’s an old style plug but nonetheless “safe” then there shouldn’t be any issue.
