my building containing 16 flats is grade 2 listed, am I exempt from epc regulations

    You need an EPC as normal but, if works are required you may be entitled to apply for an exemption under the minimum energy rules if any are not at least “E” and you’re unable to do the works as a result of the building being listed (which would depend on what works might improve above F or lower).
