What regulations govern having lodgers in your own property?

It’s a bit of a broad question but basically the following points are worthy of note:
- a gas safety record is still required
- right to rent checks are still necessary
- if there are more than 2 lodgers, the property will be an HMO
- our agreement for lodgers is available here
